Property 17 was posted in a mastermind group that we are a part of. It was in an open auction, but we made an offer pre-auction at £190,000 which was driven up to £198,000.

We had just secured another £100,000 in investment from a current investor taking his total up to £350,000 invested with us.

When we were marketing our 8th property, there were some requirements mentioned by viewers that we didn’t have – such as wooden floors and more space. It seemed quite coincidental that a house of this specification came across our path at a good discount just after securing a further cash injection.

This house is a three-bed with floored attic and a cellar, in a good area of town near to local amenities. It has previously been rented out but has been sitting empty for some months. The general condition is good, but it needs some updated decoration, gas safety certificate, EICR certificate. There is also a gas fire which needs replacing and some electrical connections in the garden need to be re-installed to meet the proper standards.

The completion of this property is expected on 22 June 2023, and we hope to have tenants in at some point in July if all goes well.
